SCOPE OF WORK
Erik Sibila, PE, with E Plus Engineering and Construction, led the complete structural and electrical inspection process for the recertification of this residential building properties. The project involved a thorough evaluation of ten different buildings with most of them being three, four or five stories, each building was approximately 74,400 square-foot concrete block and stucco with flat concrete roof and 800 Amp Electrical Service, these are u-shaped reinforced buildings. The ground floor was compromised of typical reinforced concrete slab. The intermediate floors were compromised of typical elevated concrete slabs having exterior catwalks/corridors. Most of the buildings had four open concrete staircases located at the corners of the buildings. The flat roof of the building was compromised of a typical lightweight concrete slab having a modified bitumen roofing system required a comprehensive approach to ensure compliance with current safety codes and standards. The scope of work began with a detailed on-site inspection to identify structural and electrical deficiencies. Erik developed a complete Deficiency List highlighting all issues, such as signs of structural wear, electrical system obsolescence, and necessary repairs. Following the assessment, E Plus Engineering prepared and submitted plans to local authorities for permitting,
addressing each deficiency with targeted corrections to meet code
requirements.
Upon completion of the repairs, Erik performed a final inspection to verify that all corrective actions were properly executed. A detailed report was issued to document compliance with recertification standards, ensuring the property’s structural integrity and electrical safety for future use. The project involved a thorough evaluation of a six-story, 83,689-square-foot concrete block and stucco building with concrete roof and 2000 Amp Electrical Service, originally constructed in the early 1990s. The building’s mixed-use design, including retail spaces on the ground floor and office units on the upper levels, required a comprehensive approach to ensure compliance with current safety codes and standards.
The scope of work began with a detailed on-site inspection to identify
